Spruce Up Your Property Before You Sell

There is no doubt that selling property can be one of the most lucrative acts out there. But if you are thinking of doing this, then you will probably want to ensure that you are doing it as well as possible. It is all about the profit you make, after all, and as long as you are happy with what you are making, you can be sure that you are doing it right. If you are about to sell a property you own, you should first ensure that it has been refurbished to a high standard. This will help it sell, increase its value and ensure a happy customer on the other end. But which areas should you focus on in particular for a better home to sell on? Let’s have a look at some key rooms you should consider enhancing, upgrading or renovating altogether.

Kitchen

According to many surveys, the kitchen is the most important room in the house for many people, especially when they are buying a home. If you think about it, this makes perfect sense. After all, the kitchen is where everyone convenes, where the food is cooked, and is often a communal hub of the home. This is true for families and for groups of friends alike. So if you’re thinking of selling a property, you should definitely first ensure that you’re happy with the kitchen. Is it modern enough, or does it have a good unique design which the new owners are likely to appreciate? Could the use of storage space be improved? Does it navigate well – is it good for actually cooking a large meal? You should make every effort to get the kitchen as perfect as possible, even if you don’t focus on any other room in the house. This will vastly improve your chances of selling, and increase the value more than any other room.

Bathroom

Obviously enough, the bathroom is hugely important for many people. If you are thinking of selling, you should spend some time perfecting the bathroom to ensure that it is as close to perfect as possible. There are a few main areas of importance for most people when it comes to the bathroom. The shower and bath area is one particularly important one. You need to make sure that the shower is appropriate for the space it is in. These days, there are shower enclosures to suit any bathroom, so this shouldn’t be too much of a problem. Be sure, also that there is ample lighting in the bathroom, as this is something that people routinely ask for. As long as you have satisfied these demands, you should find that your home is much more likely to sell.

Bedroom

The main bedroom is important, too. Above all, you need there to be a decent amount of space and, if you are providing a furnished home, a comfortable and spacious bed. These are important to everyone, so ensuring these qualities will be a very good move on your part. Beyond that, you should consider repainting the bedroom, as people tend to really enjoy it if this space looks fresh and new.

Tenants: Don’t Pay More Than You Have To!

With the population swelling all the time and the global housing market constantly going through its ups and downs, there are significantly more renters these days then there have been in the past. If you’ve been looking for a rental property that suits your unique needs, you may have already come up against tough competition for vacancies, and rates that are much higher than you’d like. However, by studying the various quirks of a given property market, and approaching the process in a careful way, you’ll fare much better than you could otherwise. Here are a few proven tips for getting the most out of your experience as a tenant.

Haggle Over the Rent

Although landlords aren’t exactly going to shout it from the rooftops, the rent on most properties is negotiable. Of course, the wiggling room you’ll have on your rental price depends heavily on the area you’re hoping to live in. If demand is high, and the market is able to turn listings around in a matter of days, then your chances of getting a significantly lower price are pretty slim. On the other hand, if there are apartments for rent you’re interested in, which have sat on the market for a month or so with no movement, then this is a pretty clear sign that you’ll have some decent room for negotiation. To give yourself the best possible chances of a reduction, show a landlord that you’re serious about renting, by making sure you’re ready to sign a lease as soon as the landlord agrees to your offer. By getting deep into negotiations, you can convince the landlord in question that waiting around even longer for another interested tenant will be more costly than knocking something off the monthly bill. Obviously, taking this approach will have its risks, but as long as you’re always considering how affordable a certain rental property is to you, and being firm with your negotiation standpoints, you’ll have very little to worry about.

Defend your Deposit

Security deposits, typically equal to one month’s rent, have a couple of functions. First of all, they’re a defence for landlords against unreliable tenants who duck out of rent. Deposits are also considered insurance against any damage beyond acceptable wear and tear on the property. Ask anyone who’s rented for a number of years, and they’ll tell you that there’s a big difference between being entitled to the deposit you put down, and actually getting it back from a landlord or third party. Obviously, you’ll want to maximise your chances of getting your deposit back when your tenancy comes to an end. To do this, you need to take a very proactive approach, both when moving in and preparing to leave a rental property. It’s a good idea to source pictures of the property dated before you move in, and to take before and after photos on the first and last days of your tenancy. You should also make a point of documenting any kind of repairs, upgrades or other changes to the property which happen when you’re living there. When you’re preparing to move out, insist on one last walkthrough with the landlord. You can even have a witness present if you feel there’s any chance of a dispute coming up later. Finally, read up on your country and area’s laws regarding security deposits, and be sure to make a timely, written request to your landlord for the return of your deposit.

Assess Different Landlords

Most people looking for an apartment will have a fair understanding of what to look for in terms of the properties themselves; location amenities, etc. However, you should also take the time to screen prospective landlords as well. Doing this will give you a little insight into the property owner’s approach to customer service, which will ensure the building you end up living in will have any repairs dealt with swiftly and thoroughly. Do some digging and ask all the right questions, and you’ll be 110% sure that the tenancy you’re getting into is right for you. Talk to some of the neighbours under the same landlord about their management style. Just remember that not everyone is going to get along famously with their landlord, and you should take everything that you hear from other tenants with a grain of salt. The properties themselves can often be a firm indication of the kind of relationship you’re getting into. No matter how badly you need a place to live, always apply common sense when looking around the property. If there’s a dirty carpet, the place hasn’t been cleaned professionally in a while, or some of the electricals or appliances don’t work, this is a firm indication that you’re walking into a negative landlord-tenant relationship.

Get Around the Application Fee

Most landlords will charge a rental application fee to run a credit check. These are generally quite negligible, and if you’re only going to apply to one apartment, no big deal. However, if you’ve got a lot of boxes to check on your search for a rental property, or you’ve got poor credit, then you may wind up applying to multiple different properties, and having to pay fee after fee. Obviously, you don’t want these little extras to cripple your finances as you look for somewhere to rent, and there are a range of ways you can get around these fees. You can offer to pull your credit report yourself, which some management companies and independent landlords will be happy with. Also, if you’re renting as a couple, and one of you has good enough credit to afford the apartment, then only that person should apply, as two applications will cost you more. Some institutions will even allow you to tack the fee onto the rent, and pay it over a longer period of time. Remember, no two fees or sets of rules are going to be the same.

Don’t Automatically Double Down for Pets

Tenants with pets have typically had to pay higher deposits or other charges for bringing cats and dogs in with them. Some landlords will even charge monthly fees for each animal. This can be a negligible extra, but depending on the market, it can also be completely extortionate! Again, if you’re smart about your approach to renting, you won’t have to pay either pet fees or rent. If you find that the landlords you’re talking to are gnawing away your money from both ends, then keep looking. Requesting more money for potentially destructive pets is understandable, but this should come in the form of either rent or a deposit, not both. If a landlord is insisting on rent or a deposit for a family pet, then it can still be wise to negotiate. However, you’re not going to get far by being as ruthless as you can be with rent. Any landlord operating in a fast-paced market, particularly if they’re fairly established and have a lot of properties, will have the upper hand, and can afford to turn you down. Still, like with any negotiations, it never hurts to ask!

The area you’re looking to rent in might have countless accessible properties, or it may be a seller’s market, where landlords are pulling big cheques for small properties. Whatever the situation, you’ll obviously want to come out with as much financial freedom as possible! By fixing your mind on the process ahead of you, and taking these tips on board, you’ll ensure that you never have to pay more for your next rental property than you have to.

Get More Control Over Your Website Today

business

Your small business needs a website – that much has probably been made pretty clear to you already. But what if you don’t have the tech skills to build your own one from the ground up? In that case, you’ll probably use one of those website builders that makes the whole process incredibly easy. But when you do this, along with other things that new website owners do, you actually don’t have as much control over your website as you should have. The fact is that it’s better to have complete control by taking the creation process into your own hands. Here are the things you need to consider.

websites

Original designs

Those templates that website builders use? They were, of course, designed by someone else. This generally means you’ll have to have text at the bottom of the web page highlighting that it isn’t yours. And if that person decides to get their template removed from the host’s database, then you’ll end up having to pick something else that you may not like. It’s best to get a website design custom-built for you if you don’t have the skills to do it yourself. You can then have the rights to that design.

Your own code

If you’re not too great with code, then you should look into Java or HTML training. Otherwise, hire a freelance coder to help you develop the website. You should do this because other solutions will restrict you in what you can achieve with your website. You don’t want to be stuck with templated website behavior, nor do you want to be stuck with the clunky, slow code that these website builders often create on the back-end.

Sourcing your own images

Royalty-free stock images can be your best friend when it comes to building website content. But there are certain images out there that many new businesses use on their website that everyone has seen before. And if these images are removed from that stock database, then you’ll be left with a broken image link. It may be best to take your own photographs for the website, or to hire a photographer to do so. This will add more of a personal touch to your business website, anyway!

Create your own servers

You could create your own servers. While some people may see this as taking things a step too far, many will be delighted at the prospect of being in complete control over their own data and being the true ruler of the services they can provide. If there are ever any failures, you can get to work on the problem yourself instead of hoping another web host is working on the issue. This is something for the advanced among you, however; by and large, going with a trusted host with 99.9% uptime should be fine!

Terms and conditions

Whatever you do, it’s vital that you thoroughly review the terms and conditions of whatever web host and services you’re using. You don’t want to find yourself in a situation where you’ve basically signed away the rights to everything you put on the website to another business. Check the terms and conditions, as well as independent reviews of the service.

Those Everyday Plights, Don’t Stand for Them!

Those everyday plights of life — they’re annoying, aren’t they? You know the ones. Those ailments that cause you pain or discomfort that you, for some reason, do nothing about. The technological turmoil that stops you from getting on with your very modern everyday life, that you never fix. However, these plights of life are just about as necessary as they are wanted! This means they are most certainly not wanted, and they are most certainly not necessary. So, accept them no longer. Instead, fight them. Fight the plights that afflict you every day, despite how significant you may deem them. Below you can find advice on how best to fight some of the most common plights of everyday life.

First of all you deserve a standard of life, and a standard of health, that sees you wake up pain free every morning. You deserve to be able to face each day with nothing hindering you. In every new day you are afforded, you should be able to be free hit the ground running. To do this, you need to stop accepting general aches and pains and you need to fight them. And one such general ache and pain that can be fought are migraines. As those who suffer with this plight can attest: migraines suck. And they can ruin a day as soon as it starts. It is for this reason — if not the whole host of other reasons as to why they do in fact suck — that you should fight them. And to fight them you need to be willing to do more than just take some over the counter medicine. No, you need to be able to afford yourself enough time to be able to relax in a cool, quiet and dark room. By doing so you attack the migraine that is causing you so much pain (excuse the pun) head on. You do so because migraines simple hate it when they aren’t provided with the warmth, noise and light that they need in order to grow.

Why let a bad phone battery leave you phone-less for large parts of the day? Why let a locked mobile phone stop you from contacting your family, friends and colleagues? In regards to the latter there is a simply remedy: treat your phone to a professional sim unlock. Therefore, you wouldn’t have to revert to the ways of communicating of the past, such as actually going out and talking to people! So, why settle for first world technology problems when you really don’t have to?

Slow Wifi

Waking Up Without Any Aches And Pains, That’s The Dream

dream

How amazing would it be if we could gently wake up from a wonderful dream and leap out of bed fizzing with more energy than a can of Red Bull? Just imagine it, being able to take on the day from minute one without any aches and pains to stop you. Unfortunately, that scenario was probably closer to the wonderful dream you woke up from than it is your reality. We know this because you aren’t alone. Loads of women wake up feeling a tad stiff or cramped and anything but fighting fit really. That doesn’t mean you can’t make an ache-free morning your everyday reality.

Read on to see out top tips and tricks on how to be spritely from the moment you first peel back your duvet:

Welcome The Darkness
Some people just have it all, including the ability to fall asleep in a lightbox brighter than the sun. But only a few people have this ability, so don’t feel hard done by if you’re not one of them. All you have to do is make sure your room is as dark as you can make it. This means getting a blackout blind, maybe even a sleep mask, while also getting rid of any alarm clocks or battery lights that may be peeking through the black.

Phone Free Zone
The worst thing for sleep is blue light and stimulation, both of which your phone offers by the bucket load. So why not make your bedroom a phone free zone or, better yet, go screen free for the hour before bed. Actually, why not do both? Unfortunately, the hardest thing to resist in the whole wide world is temptation, so it may be you have to remove that from the equation by leaving your phone to charge in the kitchen overnight. Voila. Temptation has gone.

More Comfortable Sleep
Everyone has a preferred sleeping position. Fetal, log, starfish, yearner, there are loads, and it is important that you find your preferred position in order to sleep better. According to a survey by British hotel chain, Premier Inn, that may not be enough, though. That’s why they came up with a list of ways each sleeping position can be improved to max out comfort, while simultaneously easing any aches and pains.

Pre-Bed Yoga
Finding deep sleep is all about being relaxed, which is where a spot of yoga could be the wildcard you were looking for. You’ve done the no phone thing, you have blacked out your room and learned all about your sleeping position, now all you need to do is get in the right frame of mind. That’s what yoga does, it makes you relaxed and happiness. After all, happiness is a choice. But it’s not just a mental relaxation you’ll get. Yoga will also help you minimise any pains you may be bearing from whatever day you’ve had, and dealing with this night before is a great way to wake up spritely.

Perfect Temperature
The other thing that can steal from a good night’s sleep, and thus steal away from a good recovery, is getting the temperature wrong. Too hot or too cold and you’ll keep waking up, and that isn’t the kind of broken sleep your body is yearning for. That’s why it is recommended that you try and keep your room between 65 and 68 degrees. That’s what the experts say.

Money is something that affects us all throughout our lives. It can often be difficult making the most of what we have, especially when it feels as though that isn’t much. As it turns out, there are a few certain times in life when it is particularly important to be as financially savvy as possible. In this article, we are going to look at what some of those occasions might be. Knowing this will help you to better prepare when those situations come around in your own life, and that will mean that you are more able to deal with the various financial problems which might arise as a result of those situations. Let’s take a look at when it really pays to be financially savvy.

Leaving Home

When it comes to the various rites of passage which we all have to go through, this has to be one of the most emotional and, therefore, often the most difficult. On top of everything else that one needs to deal with t this point, there is also the financial element, and that is often extremely hard to get right. It is often when you leave home that you really need to start thinking about your own finances, how you are going to make them better, and what you can do to ensure that you do not need to return home at any point in the near future. It is a good idea to start thinking about some of the good habits that you should try to pick up, as before long they will become very important indeed. Of these, there is much to b learned, and that is mostly what makes this particular rite of passage so important for many young people.

For the first time, you will need to think about things like household bills and how to keep them down, how to learn to shop around for the best deals on everyday items and goods, and other aspects of that nature. These are all things which can take a long time to learn, and it is important not to give yourself a hard time if you have trouble at first. With time, however, you will find that the lessons you need to learn pretty much just appear and as when they are necessary, and having this approach enables you to understand them a lot better. Leaving home can be surprisingly stressful, but it is also one of the most exciting times – for you and your financial understanding of things.

Buying A Home

This might not be happening as you leave home, of course, but when it does happen it proves to be one of the most important occasions for a strong financial resolve. Buying a home is one of the most stressful situations that anyone can go through. Even if you have experience in it, you will find that it is always a little stressful. For most people, a property is the biggest purchase they will ever make, so there is little surprise that it can be something of a headache. If you are in the situation of buying a home, it pays to take your time and get to know the ins and outs of the whole process long before you sign your name anywhere.

There are many such processes, of course, and you will soon find that it is much more complex than you initially had thought. But as long as you are keen to keep your head above water, you will find that you can, as long as you know where to look in the process. Whether you are looking at a condominium for sale or a grand mansion, you will want to ensure that you have the necessary funds to make it happen. This could mean that you can afford the whole yourself, or that you are in a strong enough position to get a decent mortgage. Either way, you should ensure that you remain financially sensible, as this will help you along the process hugely. If there is any time that it pays to be financially savvy, it is when you are making the biggest purchase of your life.

Buying A Car

Although it is on a significantly smaller scale than buying a home, going out to purchase a car is still an important rite of passage which requires a steady head and a strong understanding of the finances involved. When you are buying a car, you mostly want to ensure that you are genuinely financially ready for the purchase. The good news about buying a car, of course, is that you have so many options. If you really want to cheap it out, you can buy an old car second-hand. These are significantly cheaper, and can still be as reliable and enjoyable to drive, if not more so. But if you are determined to have a new car, then you still have a number of options – and knowing those options will help you greatly. You might consider getting a vehicle on finance, for example, meaning that you pay it off little by little over a number of years. This can be a sensible way to ensure that you still end up with a car you love, and it can mean that you keep your monthly finances in order as much as possible. For many people, buying a new car outright is impossible, so it is good that such options exist. However you do it, make sure that you bear in mind not just the cost of the vehicle itself, but any and all ongoing costs which you might need to consider. That way, you are unlikely to get caught out by something that you have forgotten to consider.

Becoming A Student

It is often a very good idea to learn as much as possible, but being in higher education is not always the best thing for your bank account. Fortunately, with a savvy approach to it all you can make much more of the situation than you might think. You could consider taking on part-time work, for example, particularly if you are keen on bringing in as much money as possible while you study. Or you might simply decide that you will make a difference to your finances by living as cheaply as possible, as many students do. It is also worth looking into the various ways that you can save money on your books and other things required for the education itself. Save on the essentials and cut out the rest, and you will be in a strong position as you progress through your education.

Getting A New Job

Whenever you land a new job, or you rise higher in the ranks at your current place of employment, it is usually a good opportunity to look at your finances and see if there is anything that could be improved upon. As a rule, getting a new job is a good time to check that you are paying the right amount of tax, and this is something that alone can make a huge difference to your yearly finances and your monthly paychecks. You should also think about whether the job you have is genuinely enough for the kind of life you want to lead and the sort of outgoings you tend to have. Making your work line up with your lifestyle is tricky, but it is also essential if you want to be as financially secure as possible. It is well worth looking into this and ensuring that you have got it as right as you possibly can. That way, you will feel much more secure in your current job, and that will help things out greatly.

shopping

Pic Source

Shopping

Whether you are shopping for those home essentials or just treating yourself, knowing how to find a bargain and how to spend less in general is always going to be hugely beneficial, so it is a good idea to try your best to learn those very skills as soon as possible. As a rule, you should be sure to always take the time to shop around as much as you can – it is only by shopping around that you will be sure you have found the best prices for everything, and that is the most important part of keeping your finances secure as you shop. But you should also make sure that you are only buying when it is really necessary too – or, in the case of frivolities and treats, that you only shop for those things once in a while. So long as you do that, you should find that your finances are kept relatively intact, and that you can still get all the things that you would like to have in life.

There is no reason that being financially secure means you have to sacrifice your enjoyment of the little things in life.
